District Capital arranged debt financing for the acquisition of a retail strip center in Madison Heights, MI.  The rate was locked on March 1, 2022, at 3.75%, when the 5-year Treasury was 1.56%.  The deal closed on May 15, 2022, at the locked rate of 3.75%, even though the 5-year Treasury had since increased to 2.91% during that time.

Locking in your rate with a Life Insurance lender is a crucial tactic to use in this rising interest environment. In this situation, it saved the deal.
